Position Summary:

We are seeking a skilled and detail-oriented Property Accountant to manage the accounting functions for both affordable housing properties, also known as Low-Income Housing Tax Credit (LIHTC) properties, and market-rate residential properties. This role requires strong knowledge of accounting principles and LIHTC compliance, along with hands-on experience in general ledger management. The ideal candidate will be responsible for full-cycle accounting and financial reporting for a portfolio of properties, ensuring timely and accurate financial operations.

Key Responsibilities:

LIHTC Accounting Responsibilities:

• Maintain general ledger and financial records for LIHTC properties, including journal entries, accruals, and tracking of capital accounts.
• Prepare monthly, quarterly, and annual financial statements for multiple business entities, including LLC’s.
• Ensure compliance with LIHTC investor, syndicator, and government reporting requirements.
• Support the completion of annual LIHTC compliance reporting and property audits.
• Coordinate with external auditors and tax preparers for year-end financial and tax filings.

General Property Accounting Responsibilities:

• Perform monthly bank and account reconciliations for market-rate and affordable housing properties.
• Prepare monthly financial packages, including income statements, balance sheets, and cash flow reports.
• Handle intercompany entries and reconciliations for multi-entity structures.
• Maintain fixed asset schedules and depreciation tracking.
• Collaborate with property managers on budget preparation, forecasting, and variance analysis.
• Ensure accurate tenant rent roll reconciliation and resolve tenant ledger discrepancies.
• Additional accounting duties as assigned.

Qualifications:

• Bachelor’s degree in Accounting, Finance, or a related field.
• 3+ years of property accounting experience, including experience with LIHTC or affordable housing, preferred.
• Strong knowledge of GAAP and accounting practices.
• Proficiency with accounting software; experience with Yardi, Timberline, or similar systems preferred.
• Proficient in Microsoft Excel and financial reporting tools.
• Detail-oriented with strong analytical and organizational skills.
• Excellent communication skills and ability to work both independently and collaboratively.

Preferred Skills:

• Experience with development and construction job cost accounting.
