Responsibilities

Primary responsibility for the accurate, timely and complete preparation of all required financial information for their assigned properties.

  1. Maintain the property books and records in accordance with the company’s policies and procedures.
  2. Ensure compliance with the company’s internal controls and separation of duties. This may include but is not limited to special transactions (i.e. acquisitions, dispositions and refinancing of property) and systems-related projects.
  3. Read and understand the partnership (or LLC) agreement, the property management agreement and any loan documents related to assigned property or properties.
  4. Review accounts receivable batches for proper coding and application. Post reviewed and approved Accounts Receivable (AR) batches.
  5. Prepare wire transfers and/or check requests as needed.
  6. Prepare bank reconciliations for all property bank accounts.
  7. Prepare the monthly property management fee calculation for review and approval.
  8. Prepare or assist Accounting Manager in the preparation of loan compliance reporting.
  9. Prepare monthly entries for prepaid expenses, accrued liabilities, depreciation, amortization, and FAS 13 adjustments.
  10. Prepare accrual basis financial statements; including appropriate supporting documentation.
  11. Maintain the Fixed Asset sub-ledger system as described in department policies and procedures.
  12. Reconcile Job Cost schedules to Construction in Progress (CIP) accounts.
  13. Prepare the quarterly accrual basis financial statement reporting package on a timely basis.
  14. Prepare quarterly tax packages on a timely basis for review.
  15. Prepare year-end audit packages as required by external auditors.
  16. Prepare all sales tax, personal property tax and business tax filings as requested.

Requirements

• Strong working knowledge of Generally Accepted Accounting Principles (GAAP).

• Bachelor’s degree (B.A. or B.S.)

• Experience with a national accounting firm and/or real estate investment/commercial property management firm highly desirable.
